Job DescriptionThe Senior Manager, Quick Commerce Real Estate serves as the subject matter expert for real estate, responsible for the rapid deployment, lifecycle management, and physical maintenance of all quick-commerce assets (Dmarts/dark stores) across 11 markets for Foodora, foodpanda, and Yemeksepeti. Reporting to the Head, Real Estate, this role focuses on end-to-end Early Life Cycle execution—from site scouting, zoning compliance, and fast-track fit-outs 1. Strategic Portfolio Management Lead the Early Life Cycle framework across 11 markets to drive successful launches, relocations, expansions, and reinstatements/closures of Dmarts.Direct local teams and external agencies through site scouting, zoning feasibility, municipal permitting, and regulatory approvals (safety, environmental, and building codes).Cultivate and manage strategic relationships with landlords, developers, and real estate brokers.2. Project Management Oversee fast-track construction, fit-outs, and handovers to operational teams within strict timeline and cost parameters.Audit third-party vendor and contractor performance against strict regional KPIs and SLA standards.3. Financial & Capex Governance Lead annual Capex budgeting exercises and track real estate capital expenditure across all assets.Identify portfolio optimization opportunities, execute cost-saving action plans, and oversee lease negotiations.4. Data Governance & Lease Administration Oversee lease administration data quality and maintain accurate portfolio data within the leasing platform (Tango).Ensure transparent visibility to the Global Real Estate Team through standardized reporting, dynamic dashboards, and data governance.Evaluate and support the integration of emerging real estate and prop-tech tools.5. Health, Safety & Compliance Ensure strict compliance with local regulatory requirements and global brand standards.Oversee execution, auditing, and continuous improvement of health and safety (H&S) policies across all facilities.Maintain central compliance repositories for operational documentation, licenses, permits, and safety certifications.
