Holliswood Development is hiring a Senior Project Manager – Residential Development.

Compensation: $150,000–$200,000, commensurate with experience

Founded in 2011, Holliswood Development is a vertically integrated NYC real estate investment and development firm focused on residential value-add opportunities, multifamily renovations, luxury conversions, and the repositioning of existing buildings across Manhattan and Brooklyn.
Our projects are small to mid-sized, and we run them with lean, collaborative teams and an entrepreneurial mindset.
THE ROLE
This is an owner-side role.
You'll work directly with ownership and oversee third-party GCs, architects, engineers, and consultants on projects in existing NYC buildings, often requiring Alt-1 and Alt-2 filings.
You'll have significant influence over design, layouts, finishes, budgets, and schedules, and you'll drive projects from initial planning through completion.
KEY RESPONSIBILITIES
• Lead pre-construction: design development, budgeting, constructability reviews, scheduling, and procurement
• Review architectural, structural, and MEP drawings to catch conflicts and cost or schedule impacts early
• Identify value-engineering opportunities without compromising design intent or quality
• Develop and maintain budgets, schedules, scopes of work, and cost controls
• Solicit and level GC bids, negotiate scopes, manage buyouts, and evaluate change orders
• Manage 3–5 projects at once through regular site visits and project coordination
• Coordinate DOB filings, permitting, inspections, and approvals with expediters and consultants
• Report to ownership on budgets, schedules, risks, and key decisions
QUALIFICATIONS
• 7+ years in construction management, real estate development, or project management
• Experience with NYC multifamily renovations, luxury residential, conversions, or value-add projects
• Strong knowledge of existing NYC buildings, DOB requirements, and Alt-1 / Alt-2 filings
• Strong architectural and design sensibility, with an eye for layouts, detailing, and high-end finishes
• Proficiency in AutoCAD and Revit; Bluebeam and Procore preferred
• Ability to manage multiple projects independently and take full ownership of execution
• Preferred: degree in architecture, construction management, or engineering, plus owner/developer-side experience
