Operations Manager - Responsive Repairs
About The Role
We are looking for an experienced Operations Manager to lead the delivery of Responsive Repairs services across our Social Infrastructure Division.
Responsible for the operational performance of four social housing contracts worth approximately £20m per annum, you will oversee the delivery of Responsive Repairs, Disrepair, Empty Homes, Damp & Mould, and Planned Maintenance services.
You will be accountable for health and safety, customer satisfaction, operational performance, compliance, and financial results, ensuring contractual KPIs are achieved while leading teams to deliver high-quality services for clients and residents.
Key Responsibilities
Lead the delivery of responsive repairs, disrepair, voids, damp & mould, and planned works services.Ensure contractual KPIs, SLAs, and customer satisfaction targets are met.Manage operational teams and subcontractors to drive productivity and performance.Build strong relationships with clients, residents, and stakeholders.Monitor contract budgets, profitability, and commercial performance.Champion health, safety, and regulatory compliance.Drive continuous improvement and service excellence across all contracts.Coach and develop teams to create a high-performing culture.

Skills & Experience
Experience managing responsive repairs contracts within social housing.Strong operational, commercial, and financial management skills.Proven leadership experience managing large teams and subcontractors.Knowledge of repairs, disrepair, voids, and housing maintenance services.Excellent communication and stakeholder management skills.Strong understanding of health and safety legislation.Full UK Driving Licence.
Desirable
Experience working with Housing Associations or Local Authorities.IOSH, NEBOSH, or similar health and safety qualification.Relevant construction, building maintenance, or property qualification.
