Our team works across residential acquisitions, investment property and development opportunities, giving professionals exposure to the full property journey from acquisition strategy through to development and long-term asset management. Role Description We are seeking a Property Development Specialist to join our growing Sydney team on an initial contractor basis, with the opportunity to transition into a full-time position as the role and business continue to grow. This role is suited to someone with strong residential property knowledge who naturally looks beyond the existing dwelling and understands what a site may be capable of becoming. You will work closely with clients to identify and acquire properties with development, investment and long-term asset growth potential. Opportunities may include duplexes, secondary dwellings, subdivisions, townhouses, redevelopment sites and other value-add strategies, subject to planning controls and feasibility. The role combines property acquisition, development analysis, client advisory, negotiation and stakeholder management. Key Responsibilities Source and assess residential and development-focused property opportunities across Sydney and surrounding markets. Review zoning, planning controls, site characteristics, frontage, access and development potential. Conduct preliminary feasibility assessments including acquisition costs, development costs, expected end values, rental returns and project margins. Identify opportunities for duplexes, secondary dwellings, subdivisions, townhouses and other development strategies. Conduct market, suburb and comparable-sales research. Inspect properties and prepare clear recommendations for clients. Advise clients on acquisition strategy, development potential, risk and long-term asset positioning. Undertake property due diligence and coordinate with solicitors, brokers, planners, architects, builders and other professional advisers. Build and maintain strong relationships with selling agents and industry stakeholders. Negotiate property purchases on behalf of clients. Prepare property assessments, feasibility summaries and acquisition recommendations. Maintain an organised pipeline of properties, opportunities and active client briefs. Assist in refining internal acquisition, feasibility and development processes. Maintain strong communication with clients throughout the acquisition process. Qualifications & Experience The successful candidate will ideally have: Experience in residential property, must have property development, buyer’s agency, acquisitions or investment advisory. A current NSW real estate licence or the ability to meet relevant NSW licensing requirements. Strong understanding of the Sydney residential property market. Experience identifying development and value-add opportunities. Ability to interpret zoning, planning controls, property reports and development information. Experience with property feasibility analysis and an understanding of development costs, margins and end values. Proven experience in property acquisition, due diligence and negotiation. Strong client-facing skills and the ability to build trusted long-term relationships. Excellent verbal and written communication skills. Strong organisation, attention to detail and pipeline management. A strategic, analytical and commercially minded approach. Confidence working independently across office, site inspections and remote environments. High standards of integrity, professionalism and accountability. Experience working with planners, architects, builders, developers or development consultants will be highly regarded.
